Evan Silverstein:
Colonial Floors of Virginia is an award-winning, full-service flooring company serving Richmond, Williamsburg, and Charlottesville. What do we do? We offer sanding and refinishing with a dust reduction system, hardwood installation, epoxy flooring, carpet installation, and luxury vinyl tile and plank installation. We aim to be your full-service source for all your flooring needs. One thing that drives me crazy as a consumer are gimmicks. You see offers like “free installation this week only.” Personally, I’ve never seen a good installer who gives away their services for free. We are value-based. We want to have conversations, not just take orders. We discuss your goals and objectives, confirm appointments, show up on time, and return phone calls.

With normal residential use, a refinished floor should last around 7-10 years, according to the National Wood Flooring Association.
We recommend moving out while the work is being done, especially during sanding and refinishing, to avoid dust and fumes.
Yes, homeowners are responsible for moving furniture before work begins. We’re happy to provide recommendations to make the process easier.
Most hardwood floors can be sanded and refinished 4-5 times throughout their lifespan. It depends on the thickness of the wood. We’ve successfully refinished floors in historic homes over 100 years old!
You’ll have plenty of options! We bring stain samples on the first day of work and provide a stain chart during the initial visit to help you choose the perfect shade.
You should wait 72 hours after the final coat before moving furniture back in. Area rugs should be placed after 10 days. To protect your floors, we recommend adding felt pads under furniture legs.
Furniture should be moved out of the house, and we’ll need access to a 220-volt outlet—typically found near an electric dryer or stove.
Some fine dust is normal, though we use dust reduction systems with vacuums. For the first 30 days, dry mop only. After that, use a microfiber mop and a cleaner like Squeaky Clean once a month. Avoid cleaners with polymers, as they can create a white haze over time.
Yes, high humidity can cause floors to cup or crown. While we can restore your floors, ongoing humidity issues may cause the problem to return. The EPA recommends keeping indoor humidity between 30-50%. An encapsulated crawl space can help maintain stability through seasonal changes.
We do everything we can to minimize stains, but deep-set pet urine or water damage may not come out completely. If needed, hardwood board replacement may be an option.
Use with caution! Robot vacuums can pick up small objects like paper clips, which may scratch the finish.
